Ansin starts Miramar megaproject as Sunbeam pushes deeper into real estate

Miramar Cove, a 125-acre megadevelopment at the northeast corner of Miramar Parkway and Red Road, was covered by The Real Deal as Miramar-based Sunbeam Development Corporation and Fort Lauderdale-based Stiles, led by Kenneth Stiles, officially broke ground. Designed by architecture firm Cooper Carry, the project will consist of 2,874 residential units, 400,000 square feet of retail (anchored by a 35,000-square-foot grocery store), 125,000 square feet of office space, and a 185-key hotel, with overall completion scheduled for the fourth quarter of 2028.

As The Real Deal reports, the master-planned community centers on a swimmable 5.5-acre Blue Mar Basin and incorporates more than 30 acres of open park space and five miles of walking paths. The site was originally acquired roughly 70 years ago for about $100 per acre by Sidney Ansin, grandfather of current Sunbeam Properties & Sunbeam Development CEO Andy Ansin. Sidney and his son, the late Ed Ansin, built the family legacy on Sunbeam Television, owner of Miami’s Fox affiliate WSVN-Channel 7.

This new Miramar development marks a major expansion of Sunbeam’s real estate arm beyond its flagship Miramar Park of Commerce, where a new WSVN studio and office facility are under construction. Simultaneously, Sunbeam is preparing to redevelop its longtime studio site in North Bay Village into a 7.3 million-square-foot mixed-use project featuring residential, hotel, and commercial space.
