Sunbeam, Stiles Commence $1B South Florida Mixed-Use Project

Miramar Cove, a $1 billion, 125-acre mixed-use community in Miramar, Florida, was covered by Multi-Housing News as Sunbeam Development Corporation and Fort Lauderdale-based Stiles broke ground on the project. Designed by Cooper Carry, the two-phase master plan is slated for completion in the fourth quarter of 2028, positioning it among South Florida’s largest new mixed-use developments.

As Multi-Housing News reports, at full buildout the development will feature 2,874 residential units, including 200 townhomes and approximately 100 affordable units, 400,000 square feet of retail anchored by a 35,000-square-foot grocery store, 125,000 square feet of Class A office space, and a 185-key hotel. The focal point is a 5.5-acre translucent blue water cove by Blue Mar Basin, alongside a residents-only beach club and a public entertainment district.

Located at Miramar Parkway and Red Road near Sunbeam’s flagship Miramar Park of Commerce, this new Miramar development offers regional transit access to Florida’s Turnpike, I-75, I-595, and I-95. The walkable community will integrate five miles of pedestrian paths, 10 acres of green space at Founders Park, and 25 acres featuring natural trails through The Estuary.
