Sunbeam Properties and Stiles Residential Group Break Ground on $1B South Florida Multifamily Mixed-Use Project

Miramar Cove, a $1 billion, 125-acre mixed-use development in Miramar, Florida, was covered by Yield PRO as Sunbeam Development Corporation and Fort Lauderdale-based Stiles broke ground. Built in two phases, this new Miramar development targets a grand opening in the fourth quarter of 2028.

As Yield PRO reports, the development will deliver 2,874 residential units, including 200 townhomes and approximately 100 affordable housing units, alongside 400,000 square feet of retail anchored by a 35,000-square-foot grocery store, 125,000 square feet of Class A office space, and a 185-key hotel. Anchoring the development is a 5.5-acre translucent blue water cove by Blue Mar Basin, serving as the central feature of a waterfront entertainment district and a private residents-only beach club.

The community features five miles of walking paths connecting 10 acres of green space and 25 acres with natural trails. It offers strategic access to major regional thoroughfares including Florida’s Turnpike, I-75, I-595, and I-95, positioning it near key South Florida hubs like Hard Rock Stadium and downtown Fort Lauderdale.
